Flooring Contract Site Manager


To project manage all onsite activities, liaising with the client in order to complete flooring contract in line with customer requirements and to budget. Manage onsite resources to ensure delivery to timescales, work quality, health and safety, deliveries to site. Developing relationships and creating forward opportunities with onsite Quantity surveyors and contract managers.


• Management of specific flooring projects nationally as agreed with flooring manager
• Attend Pre Contract award meetings
• Liaise with Client to deliver work packages to agreed time-scales

Quantity Surveyor

Reports to: Operations director
Business: Commercial Flooring, Screed, Under floor heating and Raised Access flooring contractor
Primary purpose:
The successful Quantity Surveyor will be expected to take the lead on all live contracts for the valuations, Variations, contract negotiations and Final account resolutions. The successful Quantity Surveyor will have a commercial builder background and/or experience working on all types of standard contracts both new build and refurbishment. You will possess knowledge of standard forms of contract (NEC / JCT).

Managing Quantity Surveyor

You will be working as part the Flooring Team based in Bristol.

Avonline plc’s Commercial Flooring division, Avonline Flooring, has turnover in the region of £10m per annum and provides a full flooring service from slab to finish, including under floor heating and screed as well as all forms of carpet, vinyl, linoleum, wood and rubber flooring along with subfloor preparation and comprehensive finishing options. We also carry out specialist flooring projects, and are experienced in the requirements of sports, acoustic, and healthcare application. Our projects range from £250k to £3m over anything from a few weeks to several years.

We are now looking for a new position of Managing Quantity surveyor to maximize our return on each project by making sure we know what our commitments are to our customer and what our customer’s commitments are to us. This role will require you to manage all non-operational aspects of the contract, so you will need to know each one inside & out. You will also have to develop a strong relationship with the internal & external QS/Manager of each project. You will be expected to get involved from the earliest contract meetings to the final account submissions, making sure we are protected and able to maximize our margins.
Duties will include:-
*Attend Prestart meetings with customers so that we can ensure we capture all contract information, talk about any additions we want adding for our protection and overall to enable us to have a comprehensive understanding of what is involved and what we have both agreed to prior to signing a new project contract.
* Co-ordination and presentation of reports relating to new work awarded and key project timelines.
* Manage the system contract set up process to ensure we have the info we need to commence the management of the project.
* On all awarded contracts understand the payment process and timelines. Pass relevant key information to Flooring Credit controller and support them with any queries relating to non-payment of valuations.
* Track the progress of all applications & submissions of variations to ensure deadlines are hit and therefore payment is made on time.

*Assist the Ops Director and Senior Flooring Managers with preparation of Month End revenue reporting ensuring all work unbilled is recorded accurately.
* Manage the end to end process on all contract variations, making sure all relevant supporting documentation is prepared and approved on an ongoing basis and submissions are made as per the contract timeline.
* Lead monthly meetings with contract managers on any variations and contract issues highlighting any items that will delay projects or payment to FOD/FD.
* Prepare Flooring Monthly KPI reports to strict deadlines.
* Attend & contribute to Chairman’s monthly margin review meetings.
* Manage the process of recording and improving internal staff & contractor’s productivity.
* Manage the end to end final accounts process making sure the final application and any additional claims are submitted in line with contract timelines.
* Attend, as required, final account meetings to ensure we receive payment for all completed works.
* Manage and lead the team of quantity surveyors.

You will have a strong background in Contracts Management or Quantity Surveying in the construction/utility industry. You will be professionally qualified in a relevant commercial discipline.
To succeed in this role it is essential that you build up an excellent relationship with the QS on each project both internally and externally as they are critical to the process running smoothly and payments being received on time, so you will be able to communicate effectively in person as well as by telephone and email.
You will need to demonstrate your commercial understanding of project maximisation of margins and contract compliance.
You will be experienced in developing processes and procedures to improve business efficiencies. You will have good IT skills, including Excel data manipulation.
You will be working closely with the busy flooring team who have operational responsibilities that often have a higher priority for them than contract concerns so you will need to be understanding of their pressures at the same time as acquiring the information or support you need from them to make sure we maximise our return and hit our timetable deadlines for submission of valuations, variations and final accounts
This role would suit someone with proven QS skills who wants to move into contract management.
